As today is the first day of the new financial year we invited BSE’s National Finance Director, Nicki Fraser to reflect on the various aspects BSE has weathered during the past financial year and to share her thoughts of what is ahead for the financial year 22/23.

When asked her thoughts on how the past 12 months unfurled, NF laughed and shared, “Well, it has certainly been an interesting year. I am not going to say that there haven’t been challenges, however, there have been some great moments and growth that BSE Group have experienced over the last 12 months. The last financial year has been a unique reality that we’ve collectively lived through; Covid 19, international instability and war, political changes, inflation along with financial market unpredictability and then of course the industry challenges with resource shortages and an extremely busy consultancy space for BSE. I know I am not alone when I say it has been an unusual past year.”

Although it certainly hasn’t been doom and gloom for the BSE Group. The market has provided opportunity for growth and the prospect for BSE to branch into new sectors, therefore maintaining a strong partnership with our existing client base whilst developing new project partnerships. This growth has introduced new team members who have brought with them a wealth of culture, varied skill sets and experience, growing our team to over 80 wonderful people. We have the majority of the teams working from our offices, however, still offer the flexibility of working from home.

This year, we were delighted to have the opportunity for the senior management team attended the BSE National Strategic Workshop. Over a couple of intensive days of business planning, reflecting on the last 2 years and the significant growth within the organisation, it was decided that as life begins to return to somewhat normality there are areas of growth and development within BSE and some very exciting prospects for business expansion. Nicki has stated, “watch this space, from a financial perspective there is an identified link and integration we are wanting to share with our project partners to connect cost effectiveness and sustainable alternatives”.

A beneficial outcome from the past 12 months has been the way BSE’s flat management structure has served the wider national team. Our CEO, Andrew Fraser continues to update the National BSE team every Friday afternoon with relevant news and industry updates, whist informing the teams with what each office is doing, project opportunities and jobs won. Our National Strategic Partnerships Director, Godfrey Frederick then entertains us with weekly jokes. Occasionally he can convince a willing team member to jump in as guest ‘joke master’. On top of this each state has their own internal BSE community, with a budget to maintain a cohesive environment. Nicki explained, “this budget is there for the teams, they all work extremely hard, so there must be thanks for this. Each office celebrates their down time differently, however Friday afternoons are always a time to enjoy some fellowship with our colleagues over a nice bottle of wine or whiskey, a game of table tennis or jenga and always a few impromptu laughs”.

The year ahead has much uncertainty for people in general. With rising interest rates; the daily cost of living increasing and instability globally. For BSE, we are staying focused on BSE. The strength of our team will continue to forge forward with determination and drive. As a business and financially, we are exploring new areas that will not only benefit the business but also our project partners. As we enter this new FY we do so with awareness; and also excitement for the many opportunities that lie ahead.

Last night, BSE’s National Strategic Partnerships team, Godfrey Frederick and Amelia Fraser attended the Property Council of Australia’s KONE People in Property Awards Gala in Melbourne. A huge thanks to Phil Proy for joining them.

A wonderful night, celebrating the best and brightest the property industry has to offer – a massive congratulations goes out to all award winners, an incredible accolade.

International Women in Engineering Day 2022 is upon us. This day is an opportunity to showcase, celebrate and spread awareness of the phenomenal work women in engineering do.

This year’s INWED22 theme is ‘Inventors and Innovators’, the intention is to profile the very best, brightest and bravest women in engineering.

BSE are incredibly fortunate to have a team member who has spent the past forty years working within the engineering industry. Catherine Woodward, a senior electrical engineer located in BSE’s Canberra office has kindly offered up some of her time to share her experiences as a female in the engineering industry, observing the changes, innovation and evolution.

Every few months, BSE’s National Finance Manager, Nicki Fraser organises a ‘Women of BSE’ coffee and chat, in recognition of the day, Nicki interviewed Catherine and asked BSE’s female team members to send in questions. These range from her experience as a woman in the industry and how that’s looked over the past 40 years, through to the change and innovation she’s seen in sustainability, technology and the way project delivery has evolved. Catherine was also asked to share her experience as a mother, and how she has navigated raising her sons, whilst also maintaining a firm footing in her career.

Catherine shared her unique experiences, laughing about how thankful she is for technology and not having to use whiteout anymore but also appreciating how much the use of technology has changed the way engineers’ do their job, she expressed some of the challenges associated with being one of very few female engineers. She also shared her immense excitement when first coming across another female engineer in the property industry, laughing that she ‘didn’t know how to behave’ as she was ‘full of nervous energy’.

It was a wonderful experience, listening to Catherine share the highlights and lowlights of her career, the challenges she’s experienced, the remarkable joys and career wins she’s had. We’re incredibly privileged to have heard from Catherine, to gain some perspective, hearing of the inventions and innovation the past 40 years has delivered to her, and the industry.

Thank you to Catherine for sharing her career, and to Nicki for facilitating this interesting conversation. As a nod to the theme of INWED22, Catherine has been a part of the solution, and has helped developed a brighter future for the younger and emerging women in engineering today.

PIF 30 Day Challenge & unveiling of the Balgowlah Haven Project.

Across the month of May, BSE walked ran, cycled and swum a collective 1,173 km for the Property Industry Foundation! Through the efforts of Team BSE and our incredibly supportive family, friends and colleagues, we raised $1,036 to support housing initiatives for homeless youth.

BSE had a standout team member who has completed the challenge in the top 5 participants in the walking category, crossing a whopping 323kms (for context, that equates to over 10kms per day) across the 30-day period, Godfrey Frederick has been gifted a wonderful PIF 30 Day Challenge t-shirt (pictured) to celebrate his wonderful efforts.

Godfrey was also invited to attend a PIF house opening, the Balgowlah Haven Project.

The home is in North Balgowlah, which is a charming suburb and the house is owned by the Land and Housing Corporation (LAHC). The building had been vacant and run down for several years, the opportunity to put it to good use was advantageous to PIF and LAHC. The Burdekin Association partnered with PIF and SMLXL to develop the property for charitable use. Our commendations to the suppliers and trades who donated products and time to complete the development.

This house will be occupied by a single occupant, currently 9 months pregnant. The future occupant, from the local area has been vulnerable and in need of assistance to gain accommodation. Committed to an 18-month lease and contributing a significantly reduced rent through subsidies from the aiding associations.

After the significant efforts by Team BSE, the North Balgowlah opening was a great opportunity to see the product of the time, energy, kms and funds, knowing that this new mother will have a safe space for her and her child to live. No person should be denied that right.

TeamBSE after an active morning, zipping around the Hunter Valley on Segways.

Last week, BSE’s senior management and operations team participated in the National Strategic Workshop. The first time that this internal conference has happened in person since 2019. The few days included a healthy balance of hard work, eating, laughing, planning, Segway Olympics-ing, dancing, strategizing, wine tasting and a splash more laughing. The intention of the workshop was to develop a strategy for improving how our teams work and deliver projects, prioritising and growing our incredible teams and the continued sustained growth of BSE.

In reflecting on the workshop, CEO, Andrew Fraser shared:

‘It was a wonderful few days, it’s been far too long in between national catch-up’s and a brilliant opportunity for any of our newer team members to get acquainted with the national operational management team. We have a really great collection of people heading up TeamBSE and this past few days really proved that’.

The workshop kicked off with ‘strategy session one’ facilitated by Trudy Macdonald (Talent HR) and our team were encouraged to reflect on the challenges and opportunities that the last few years have thrown up and how we can leverage the unique BSE perspective to continue our growth. This was followed by a personalised wine tasting session, encouraging our wine drinkers to explore new wines, and those who lean more toward a cold beer to discover some of the incredible variations of wine the NSW Hunter Valley has to offer. This was followed by a group dinner and hot chocolate under the stars.

Day two kicked off with early morning Tai Chi, followed by team strategy sessions which were an opportunity to hear from team members on specific challenges and opportunities.  The afternoon session covered celebrating the successes of BSE’s last Strategic Plan then preparation of the 2022 Strategy. A keynote talk on ‘Electrify Everything’ kept the team enthralled and excited about our sustainable future. Ending the day at a local winery providing great music and pizza and the all important opportunity for the team to let their hair down.

The third and final day was ‘Segway Olympics’ day! In teams, our managers competed for bragging rights in a series of obstacle courses and games both on and off Segways.   A hilariously competitive bonding experience for all!

This workshop was an overdue opportunity to strategise with BSE’s senior management and identify what growth opportunities BSE Group will be working towards in the next 5 year period, both for senior management, alongside every team member within the BSE community.

We are thrilled to welcome Andrew Sayer to TeamBSE, as our Associate, Victorian Interiors Group Manager as we expand our Melbourne office to include a dedicated Interiors Team.

Andrew brings extensive experience and passion within the interiors space, he has dedicated many years to developing a strong understanding and niche knowledge of the delivery requirements to create outstanding projects.

A highly talented engineer, a strong communicator and a passionate team leader, Andrew will be leading BSE Vic’s newly created interiors team and is looking forward to harnessing his experience, knowledge and relationships within the industry.

Andrew fun fact: All within the same holiday, he was thrown off two horses, swum with pink dolphins in the Amazon river and stepped on an alligators head during a twilight stroll!

Events are back! BSE’s team members from our Melbourne and Adelaide offices attended industry events this week.

Jessica Chesser and Madison Lanthois attended the Property Council Australia’s Smart Buildings Lunch in Adelaide, whilst Amelia Fraser attended the Women In Design And Construction (WIDAC) Imposter Syndrome Lunch in Melbourne.

Reflecting on the lunch, Jessica Chesser observed that ‘a session 'Smart Buildings' might not be everyone's cup of tea, but BSE's team found it fascinating. It really is what we're all about - bringing buildings to life with practical and usable engineering. How tenants and guests use the buildings, providing data for decision making and creating future ready buildings. Keynotes and panel discussion were interesting and provided much food for thought’. BSE thank Jaana Bithell, Studio Nine, for joining Jessica and Madison!

Meanwhile, a vastly different, but equally as important industry consideration, Amelia Fraser attended WIDAC’s Imposter Syndrome Lunch. Imposter syndrome is defined as an internal experience of believing that you are not as competent as others perceive you to be. Approximately 70% of people experience imposter syndrome, and for some it is more debilitating than others. Amelia reflected that ‘the lunch provided an opportunity for every person in the room to identify that the feelings of incompetence or inability, or simply landing where they have out of luck is a universal experience. The panel provided great insight into their own experiences with imposter syndrome at both the beginning of their careers and into the heights of their current positions, whilst also providing strategies to help individuals move past their own thoughts and struggles with imposter syndrome, and also giving managers strategies to help guide their teams through challenging times.’

Thank you to both Property Council of Australia and WIDAC for hosting these events, whilst very different, both provided great insight. The team members also enjoyed the opportunity to catch-up with industry colleagues.

Soil Turning Ceremony

BSE’s Adelaide Team

Part of BSE’s Adelaide team attended a Soil Turning Ceremony last week to commemorate the unveiling of a ground-breaking new hotel development.

BSE is partnering with Pelligra to deliver a $60 Million mixed-use development/ Holiday Inn Hotel, which incorporates over 3,000sqm of commercial office space and conference facilities, more than 130 rooms and suites, a gymnasium, food and beverage facilities, 1,400sqm of retail outlets and an underground carpark, located in Mawson Lakes, SA. BSE are delivering mechanical, electrical, fire protection and hydraulic services across this large, awe-inspiring development.

BSE’s SA Regional Manager Orlando Cavuoto and Hydraulic Engineer Madison Lanthois enjoyed attending this ceremonial event, whilst also spending time with the wider project team over a lovely spread, put on by the Pelligra team.

Eyeballing 450 Queen Street

With travel restrictions significantly eased, Godfrey Frederick has enjoyed visiting some of our office locations to ‘eyeball’ a few of our signature projects rather than simply seeing them on 2D plans.

He was recently lucky enough to visit the 450 Queen Street site in Brisbane and it was an eye opener to say the least. Standing across the road and looking up, Godfrey observed where the 1970’s building gained the notorious honour of being known as Brisbane’s ‘ugliest commercial building’. A commercial development that has definitely seen better days, now a vacant building that had suffered with a raft of issues including façade problems.

450 Queen St is being redeveloped by InDeMa Properties and is forecast to be an A-Grade 24-storey tower incorporating the structure of the existing building and will include a new podium and a new rooftop canopy. The development will include end-of-trip facilities with 157 bicycle spaces, along with the ground floor business lounge and communal rooftop terrace. The development is targeting a 5 Star Green Star design rating and a WiredScore certification, check out our most recent 450 Queen Street post to read all about BSE’s partnership with WiredScore to bring this monumental piece of architecture to life.

BSE’s Director - National Strategic Partnerships, Godfrey Frederick, shares his experience at the 2022 Property Congress.

Thank you Hobart for the memories, there were many of them! From hob knobbing at the Museum of Old and New Art (MONA) shopping at Salamanca Market, and an enlightening and sombre experience at Port Arthur, our BSE team were exposed to a raft of adventures and emotions before The Property Congress 2022 event even began.

So many highs! Embracing the space and beauty of Tasmania, relishing the novelty of Tassie’s isolation and uniqueness and so many opportunities to catchup with old and new industry friends. BSE were thrilled to host guests – clients and project partners – for a gorgeous river cruise on historic ML Egeria. Congress provided hospitality by The Property Council of Australia and multiple exclusive dining events which added the spice (see what I did there!!) to the Congress experience. It goes without saying that our team were blown away by the excellent speakers who generously gave insights into property and leadership. Hearing from Dylan Alcott AO and John Howard OM AC was undoubtedly a highlight for TeamBSE.

Looking back, the Hobart Congress was filled to the brim with highlights. Our top two… riding around Hobart on electric-scooters at night, and of course an impromptu meeting and chat with John Howard OM AC. These opportunities paired with the plethora of other laughs, experiences, and intriguing chats, formed the basis of an awesome time in Tasmania.

We came, we saw, we did “a little” shopping and can’t wait for the 2023 PCA Congress. A huge thanks goes to all the PCA team who put on a wonderful few days for the sector.

BSE Boat Afternoon: Property Congress

BSE were thrilled to be hosting some of our closest industry and project partners for an afternoon on the gorgeous River Derwent, during the recent 2022 The Property Congress in Hobart.

After a rainy morning, we were overjoyed to see the sun poke it’s head out for a stunning, albeit chilly, afternoon on the water. As the boat, crew and our guests departed from Franklin Wharf Pier, the drinks started flowing freely and our guests enjoyed the stunning Hobart coastline, as they discussed what they looked forward to at this year’s congress, what speakers they’re anxious to hear from and what industry acquaintances they’re excited to reconnect with after two years which lacked significant meaningful connection.

Change Your Smoke Alarm Battery Day

Sunday 3rd April: Change your smoke alarm.

It’s simple: change your clocks from daylight savings time, change your smoke alarm battery.

Fire protection is a BSE service offering, providing high level design and expertise. However, it’s incredibly important that we all take responsibility for the fire alarms in our homes and change the batteries on a yearly basis. Studies have shown that smoke is often not enough to wake a sleeping person up, meaning when they do wake up – it can often be too late, putting them and their loved ones in danger.

As we evolve further into incorporating more and more technology into our spaces, we come across further risk of fires from laptops, smart phones or even overloaded power boards.

NSW Fire & Rescue recommends the following as a guide to smoke alarm maintenance:

  • Once a month: test smoke alarm batteries by pressing and holding the test button for at least five seconds until you hear the beeps

  • Every 6 months: vacuum dust off your smoke alarm. Keeping your smoke alarm free of particles helps reduce false alarms and ensures smoke can easily reach the internal sensor

  • Every year: (this Sunday, preferably!) replace lead or alkaline batteries!

  • Every 10 years: replace all smoke alarms, or earlier if specified by the manufacturer

Put a reminder on your phone for Sunday 3rd April and change your smoke alarm batteries!

Vault 91: Westpac house

Whilst on a recent trip to Adelaide, BSE’s Director – National Strategic Partnerships Godfrey Frederick dropped in on one of our projects nearing completion with our SA State Manager, Orlando Cavuoto.

Westpac House, located at 91 King William Street is a premium grade commercial building undergoing a makeover in the ground floor lobby area creating a new food and beverage tenancy which required Front of House Bar, Service and seating areas with a Back of house preparation area. The F&B offering is to be known as Vault 91.

BSE partnered with Knight Frank, Studio Nine Architects and FDC Construction & Fitout across this project, we are so pleased to have provided design, engineering and documentation across mechanical, electrical, hydraulics and fire protection services, while working with the project team to identify technical design based solutions

Godfrey enjoyed the opportunity to head to site and have a look around this stunning upgrade, he especially looks forward to enjoying the hospitality of Vault 91 on his next Adelaide visit!

MAFS Skye Suites: Watching our Buildings Come to Life

The world has been a pretty heavy place lately and our teams are embracing snippets of escapism wherever they can. One of our favourite, admittedly lower-brow but equally as drama-filled, forms of escapism has proven to be a little show by the name of Married at First Sight (MAFS). Yes, we know this content is a little left of field but hear us out.

Anyone who is up to date on the absolute glittery mess of a show we’re watching unfold Sunday-Wednesday of each week, would know that we’re coming to the end of the season. The end of the contestants’ quest of figuring out if they’ve found ‘the one’, whilst living in luxury at the gorgeous ‘Skye Suites’.

For BSE and our teams, it isn’t often that we’re involved in a project that airs nationally on our televisions each week. Our teams design spaces with the intent to bring them to life, it’s very rare to be given an opportunity to watch life bloom in those spaces. It’s a unique opportunity that our teams have been given as they watched (with bated breath) these drama filled lives unfold in Skye Suits.

BSE have been involved in a variety of residential builds; townhouses through to multi-storey resi and huge apartment towers. Crown International Holding Group have been a long-term partner of BSE and we have delivered various projects together, including Arc by Crown which Skye Suites forms part of.  BSE were engaged as the services consultants for the delivery of this Iconic, modern sculptural addition to Sydney’s skyline, conveniently located in the Sydney CBD.  The two, 29-storey, high-rise residential and hotel towers stand at 88m tall, encompassing 221 apartments all complete with state-of-the-art services. The development features amenities such as a spa, gym, and reflection pool and rooftop courtyard on the penthouse level. BSE delivered all mechanical, electrical, lifts and fire design services. The designs facilitated the inclusion of a new triplex substation.

Whilst this project was completed in 2018, it has undoubtedly stood the test of time and still holds it’s place as an incredibly modern, well sought after residential space. While we may not miss the intense drama, narcissism and even (MAFS hype word alert) gaslighting that MAFS throws on our screens each night, we’ll certainly miss seeing these gorgeous living spaces.

Property Congress 2022 - BSE’s attendees

After a long 2 years, the PCA Property Congress is back, and BSE will once again be in attendance. Our attendees enjoying the spoils of Hobart will be Andrew Fraser (CEO), Cameron Webb (Director) and Godfrey Frederick (Director – National Strategic Partnerships).

The BSE team are looking forward to connecting with all of the attendees and participate in the thought leadership, networking opportunities and hearing from the exciting line up speakers at the many sessions over Congress.
