Overview

A base building infrastructure review for LendLease owned 10 Spring Street ensures the high-quality office accommodation continues to offer users of the space, tenants, and other occupants a prime location in Sydney. The extensive lobby and recently refurbished adjacent retail arcade on O'Connell Street gives a pleasant space for occupants and visitors. All 17 floors have excellent natural light and pleasant outlooks thanks to floor to ceiling windows with efficient and quality finishes.

Scope Delivered

Partnering with CBRE, BSE completed an initial inspection and report on electrical, mechanical, hydraulic, fire protection services and vertical transportation services for the existing base building infrastructure of 10 Spring Street. Providing the team with detailed description of the existing services systems, advice on end-of-life equipment and non-compliances/ safety related upgrades. These reports were utilised to provide direction for the future of the building and prime position in the marketplace, for which BSE completed design and documentation.

Project Results

Prioritising cost effective and practical advice, the project team provided a comprehensive electrical infrastructure review, single line diagram and mapping of existing sub-mains, and upgrades within an existing operating building.

Innovative design solutions for 10 Spring Street included the use of dynamic exit signage to allow for dynamic egress paths depending on fire event, provide a creative solution for the building and safety of the occupants in a fire event. BSE’s ingenious team designed the installation of a compliant stair pressurisation system within an operating building and existing stairs.
