OVERVIEW

This project involves the fitout of the Compass office in Bourke St, Melbourne. BSE was assigned to develop the services design and adopted cutting edge laser scanning technology to provide an accurate appreciation of the existing building services within level 17.

SCOPE DELIVERED

With inadequate as builts available, the laser scanning technology provides precise measurements of all services, critical in the early design and documentation stages.

PROJECT RESULTS

A major focus of this project was to ensure the quality and finishes of the meeting rooms and offices meet with the buildings Fitout Guide.

On a typical commercial fitout project such as this, laser scanning is a highly cost-effective process to guarantee accurate services dimensioning and this valuable process equates to approximately 0.15% of the project construction budget. It’s a common concern with the Interior fit out of an existing space that uncertainty exists relating to the existing services in the ceiling space.

At BSE, our preference is not to solely trust any available as-built documentation but also to have the ceiling tiles removed where possible to visually inspect the roof space. By doing this we can reduce variations and minimize the services requirements at the inception of a project. In doing so we aim to minimize the services spend so that more of the budget is available for more ‘visual’ components of a project such as enhanced quality furniture or audio-visual services.
